What’s really spooky to a structural engineer?

It is not ghosts, haunted houses, or things that go bump in the night.

It is removing a load-bearing wall without a plan, ignoring ongoing foundation movement, cutting structural framing without review, covering up moisture damage, or making major changes without checking what the existing structure can support.
Those are the kinds of things that can turn a small concern into a much bigger problem.

The scariest structural problems are the ones no one checks.

Structural concerns can create a lot of uncertainty during a real estate transaction, especially when there is a closing date on the calendar.
A structural engineer can help evaluate the condition, determine what may be happening, and provide recommendations so buyers, sellers, contractors, and agents can make informed decisions.

The sooner the concern is evaluated, the more time everyone has to determine the right next step.

Need clarity before closing? Call Tyndall at 919.773.1200.

Sometimes structural issues come with a deadline.

Phil and his family were preparing to close on the sale of his father-in-law’s home when a foundation concern needed to be addressed quickly.
Nick, Andrew, and the Tyndall team worked to develop a structural repair solution and get the report into the contractor’s hands so work could begin and the closing could stay on track.

As Phil put it, “They truly went out of their way. They get our highest rating!”
Thank you, Phil, for trusting our team.

Not every crack means there is a serious structural issue, but some deserve a closer look.

A crack that continues to grow, appears alongside sticking doors or windows, accompanies sloping floors, or shows up with other signs of movement can provide important clues about what is happening within a structure.

The crack itself is only a symptom. Understanding the cause is what matters. Concerned about something you are seeing? Call Tyndall for an expert opinion at 919.773.1200.

Existing buildings come with their own set of challenges.

Renovations, additions, repairs, and changes in use often require engineers to understand what is already there before determining how the structure can safely support what comes next.

That means evaluating existing framing, foundations, connections, and site conditions before developing the right solution.

A structural evaluation is about more than identifying what is visible.

Our engineers look at the conditions on site, evaluate how the structure is performing, identify potential contributing factors, and develop recommendations that provide a practical path forward.

From the initial visit to the final solution, the goal is to give our clients the clarity they need to make informed decisions.

Opening up a floor plan can completely transform a space, but before that wall comes down, it is important to know what it is supporting.
A load-bearing wall may be carrying weight from floors, roofing, or other portions of the structure. Removing it without the right plan can create much larger structural problems.

Planning a renovation? Call Tyndall at 919.773.1200 before construction begins.

Foundation movement is rarely caused by just one thing.

Changes in soil moisture, drainage, compaction, structural loads, and surrounding site conditions can all influence how a foundation performs over time.
The important part is identifying what is actually causing the movement before deciding how to address it.
