Inside Allied Model Suites at 53 Fraser Avenue 🎥

Some spaces are better experienced than explained. So, we’re taking you inside!

Following last week’s project spotlight, we’re sharing a closer look at our latest project in Toronto’s Liberty Village.

From the warmth of the original brick and timber details to the open, airy feel of those 16-foot ceilings, there’s plenty to appreciate about this space.

Take a tour and see some of our favourite details up close!

Render vs. Reality: From Concept to Completion 👀

How closely does a finished space compare to its original design?

A lot can happen between the first rendering and the finished project. Ideas evolve, details change, and new decisions shape the final result.

We’re putting renderings side by side with photos of completed X-Design Inc. projects to see what stayed the same, what changed, and how it all came together.

Curious to see how the designs turned out?

💡 Project Spotlight: Allied Model Suites at 53 Fraser Avenue

In the heart of Toronto’s Liberty Village, X-Design Inc. worked with Allied to breathe new life into the long-vacant third floor of 53 Fraser Avenue, transforming 12,690 sq. ft. into a collection of contemporary workspaces.

The redesign introduces four flexible office suites, a shared tenant amenity area, and a fully furnished model suite, all while celebrating the building’s industrial roots.

Exposed brick, timber beams, original wood columns, and soaring 16-foot ceilings take centre stage, complemented by modern finishes that bring a fresh perspective to the historic space.

The result is a thoughtful balance of old and new, preserving what makes the building unique while creating new opportunities for the businesses that will call it home.

Celebrating two emerging designers from X-Design Inc.! 🎉

Earlier this month, John Armstrong and Meaghan Monahan were selected for Interior Design ‘s 30/30 program, recognizing 30 of Toronto’s most promising emerging designers under 30.

Last night, they joined this year’s group for an evening of learning, conversation and connection with fellow designers and members of Toronto’s design community.

We’re incredibly proud to have these two on our team and so happy to see their talent, creativity and hard work recognized.

A special thank you to HOK Canada for hosting the evening, and to Haworth Canada and Luum Textiles for their hospitality and for continuing the celebration with our honourees.

Congratulations to you both! 👏

💡 Project Spotlight: TownePlace Suites Victoria Airport

For TownePlace Suites by Marriott Bonvoy Victoria Airport, our goal was to create a space where guests could settle in, relax, and feel at home, whether they were staying for a night or a little longer.

Working alongside the Kothari Group of Companies, our team designed the interiors for this 129-room hotel in Sidney, BC. Inspired by the local surroundings, the design carries a warm, welcoming feel throughout the guestrooms, shared amenities, and back-of-house spaces.

The result is a hotel designed to support comfortable, extended stays while reflecting the character of the surrounding community.

We’re excited to share the completed renovation of the TownePlace Suites London

Working alongside Palm Holdings, our team delivered a Property Improvement Plan (PIP) that refreshed both the public spaces and guestrooms, bringing the hotel in line with Marriott standards while preserving its unique local character.

From updated finishes and furnishings to locally inspired artwork and custom design solutions, every detail was thoughtfully considered to create a more welcoming, cohesive guest experience.

A big thank you to Palm Holdings for their collaboration and trust throughout this project. We’re proud of what we created together!
