The hard truth is that sometimes your "want" list is too big for what you can budget for.
And while I'm pro building things right the first time, budget's are important and squeezing too much into whatever square footage you have available makes things too small and you'll have more regrets with that than reconsidering some of your wants.
That being said, we start the project with prioritizing rooms in your house, so you're never missing a space you really need.
But, we may have to chat about:
🏠 using flexible spaces to be multi-use
🏠 planning for certain rooms to be in the basement in the future
🏠 adjusting dream layouts, like a smaller pantry instead of a butlers (but we're not losing functionality)
On my end, during the initial planning phase, I'm going to be making sure your rooms aren't too small (and also not too big!) and that I'm laying rooms out in a way that allows for the most usable spaces and not wasting a bunch on long hallways.
I'm not a miracle worker, but I test out a ton of layouts before sending you anything, so you're getting the best starting point.
And remember- square footage includes interior and exterior walls because it's anywhere there's floor system at.
Save this for when you're figuring out what all you want in your home!
