A renovation does more than transform a building - it brings new life to a neighborhood. The former Erie Business Center is now a vibrant, welcoming resource for students, staff, and the surrounding community, with light-filled gathering spaces, playful design details, and flexible spaces for learning and connection.

As Dave Tamulonis of the Erie Downtown Partnership puts it, the project has “dramatically transformed” 9th Street, setting an example for how thoughtful design can encourage interaction and community building. From inviting outdoor seating to a cozy lobby and colorful interiors, this project puts people at the heart of the experience.

A Pittsburgh landmark gets a new chapter! Originally designed by Daniel Burnham in 1904 for McCreery & Co., 300 Sixth Avenue has seen it all—from department store to office building to GNC headquarters. Today, it’s home to LiveWell Apartments, bringing 253 new homes to the heart of downtown.

The transformation celebrates what makes this building special while giving it new life. Historic terra-cotta details, soaring ceilings, and the restored Puddler mosaic mural meet modern living, while ground-floor retail keeps the building connected to the energy of the city. It’s a great example of how reimagining existing buildings can preserve Pittsburgh’s character while creating a more vibrant downtown.

As owner Anoop says, “Authenticity matters, timeless matters… We want to live in real places and this building is time-tested.”

The Malvern Family Service Center was designed to not only keep staff tied with each other, but also with their community. The large 3-story office building in suburban Philadelphia was transformed, providing vibrant more public zones on the first floor and a variety of private space types on the upper levels to serve the educators' needs. An existing atrium was brought back to life with a complete sky roof replacement and vision glass throughout, making this a place to truly feel connected.

Today’s exciting groundbreaking at 933 Penn Ave. marks the conversion of this former 8-story trade school and office building. This effort is part of a larger public-private strategic plan to rejuvenate downtown Pittsburgh.

Strada is working with Rugby Realty, Walnut Capital, Desmone, and builder PJ Dick to convert this new residential property that will offer 10% of its apartments at rents that meet standards of affordability.

One of the six redevelopment projects that were outlined by Gov. Josh Shapiro two years ago, construction is anticipated to complete in 2028.
