PHIUS Home Tour

Two homes. Two stages of construction. One commitment to sustainable desert living.

Last week, the Passive House Institute of the United States national conference brought hundreds of design and building professionals from across the country to Phoenix. On Thursday, October 8, the Phius conference home tour featured just two projects—both built by Koss Design+Build.

The first home offered a look behind the walls of a home designed and being built by Koss Design+Build. Currently under construction, it is on track to become the metro area’s second PHIUS certified home—and Scottsdale’s first.

The second home offered attendees a tour through the Phoenix metro area’s only completed PHIUS certified home.  Located in Paradise Valley, the home was designed by Chen Suchart Studio and built by KDB.

Together, these projects demonstrate how thoughtful design, building science, and careful construction can create homes that bring beauty, comfort, and energy efficiency into balance.

Thank you to PHIUS, our wonderful clients, Jonathan Bean and everyone who joined us to explore the possibilities of beautiful, high-performance homes in the desert.

When budgets tighten, some decisions matter more than others.

I would always protect the elements that have the greatest impact on comfort, performance, durability, and long-term value: a high-performing building envelope, quality windows, thoughtful shading, healthy indoor air, and a design that responds to the site, desert climate and the client's aesthetic.

But performance alone is not enough. A home should also be beautiful—thoughtfully proportioned, filled with natural light, connected to its surroundings, and designed to bring enjoyment to everyday life.

The best homes don’t force you to choose between beauty and performance. They make the two inseparable.

'Quiet' changes the experience of a home more than people realize.

Better windows.
Thoughtful wall assemblies.
Insulation.
Mechanical planning.
Weatherproofing and air sealing.

All these items can create a level of calm that feels immediate the moment you walk inside.

Quiet 'feels' better.

In the desert, site design does far more than act as an accessory to the home.

It shapes arrival.

Creates privacy.

Controls site drainage.

Filters light & provides shade.

Softens massing.

Changes the way architecture is experienced.

When handled well, landscape is not something added at the end. It becomes part of how the home is experienced — visually, spatially, and environmentally.

A home feels most complete when the site and architecture are working together.

Resilience is the new luxury.

More clients are beginning to value homes that are not only beautiful, but also prepared.
In the desert, that can mean backup power strategies,  better thermal performance, durable materials, smarter systems, and homes that remain comfortable and dependable under stress.

Resilience is no longer separate from luxury. It is part of it.

A true custom home is not defined by price or amenities.
It responds to site, light, privacy, and climate.
It is shaped around the way its owners actually live.
Its spaces feel intentional, not generic.
Its materials and systems are chosen with discipline.
Its design, structure, and performance work together.

The difference is not just what is added, it is what is considered.

Our Courtyard House will be coming out in a new AZ publication soon! Here is a small taste of that project.

The original farmhouse was re-built and the family refers to it as the historic home. The historic home was expanded with a modern addition. The original barn had been removed decades ago prompting the family to include a new barn with modern amenities as part of the project design. These 3 portions of the project; historic home, modern expansion and new barn, create a large, private, courtyard. The courtyard includes a raised, 4 sided negative edge pool, bocce court area, patios and full outdoor kitchen beneath a cantilevered trellis. Landscape meanders around and through the courtyard and all three sides of the courtyard have large folding door systems to open the home up to the outdoor space.

Sneak peak at a new project in the early design stages.  The first image shows an initial concept drawing followed by a more developed computer plan and then a preliminary 3d image.  Working from hand to 3D is a great way to see a project take form.

For now all you can see is the entry but there will be more to come!

This past weekend we were lucky enough to tour one of the first homes designed by Phoenix architect, Ned Sawyer, The Corbus House, in Scottsdale, AZ. The home is over 30 years old and the original owners are still  enjoying the beautifully conceived, modernist home tucked within a boulder filled, natural desert site. Much thanks to the homeowners, Ned Sawyer and Lawrence Lake Interiors, for setting this up.
