That small exterior void we showed in our last reel? It gives us an opportunity to completely rethink the primary bathroom layout.

From a design perspective, gaining that extra square footage might seem straightforward. But from a construction perspective, we also have to consider how everything ties into the rest of the home.

In this case, that meant reworking the roof structure so the addition looks like it was always meant to be there, rather than something added on later.

That’s what custom design-build is about for us. Thinking through the details, making the most of the space, and creating a home that works for the way our clients live.

Sometimes a little extra space is all you need to completely change a layout.

By filling in this exterior void and relocating the water heater, we can make much better use of the space in this primary bathroom.

We wanted this Del Mar home to feel Organic and Modern Spanish.

Smooth stucco, a warm tile roof, and steel-framed windows helped us get that balance. Clean, modern, but still with plenty of character.

We love how it all came together, inside and out. One of our favorite whole-home transformations in Del Mar.

This was much more than a cosmetic remodel. We started with a very choppy split-level home, low ceilings, and rooms that just didn't work together.

Getting the flow right meant reworking nearly the entire structure, not just changing the finishes.

And that's the kind of complex transformation we love taking on. Making the whole house work better, not just look better.

We could have added another room upstairs, but that would have meant losing all this height and natural light.

At the end of the day, this family didn't need more square footage. They needed a home that felt more open.

And we think it was absolutely the right decision.

This house had split levels when we first walked in. The dining was sunken, the kitchen was up a few steps, and the family room felt totally cut off from everything else. And the ceilings were low everywhere on top of that.

So we took it apart and put it back together.

Everything sits on one floor now, the living, dining, kitchen, and family room, and we opened the ceiling all the way up over the living room so it goes up two full stories. The loft sits above and looks down into it.

It's a completely different house.

This is the kind of work we love most, taking a home apart from the ground up and rebuilding it into something that actually fits the family living in it.
