MYTH: "My house is newer, so radon isn't a problem." 🚫

FACT: The Ohio Department of Health recommends testing EVERY home, regardless of age, location or construction type, and estimates about half of Ohio families live in homes with elevated radon.

Why it matters:
✔️ Radon is the #1 cause of lung cancer among non-smokers (U.S. EPA)
✔️ Montgomery County is in EPA Zone 1, the highest radon-potential zone
✔️ EPA says to fix your home if the level is 4 pCi/L or higher

Finishing your basement? Test for radon BEFORE the walls and flooring go in. If you need a mitigation system, it's much simpler to plan it in now than to work around a finished room later.

Do you need a permit to remodel your kitchen? 🤔 Here's the quick version:

✔️ Moving plumbing, gas lines, wiring or walls? Plan on permits and inspections.
✔️ Swapping cabinets and countertops in the same spot? Usually no permit, though reconnecting the sink can still need a plumbing permit.
✔️ In Dayton, owner-occupants of single-family homes can pull their own permits, but the work still has to pass inspection.
✔️ Rentals and duplexes: plumbing, electrical and HVAC work must be done by a city-registered contractor.

Skipping permits can come back to bite you when you sell or file an insurance claim. When in doubt, call your city's building department, and know that Kettering, Beavercreek and other suburbs have their own rules.

Dayton is rewriting its zoning rules for the first time since 2006. 🏡

The city's AdaptDayton project is reviewing the rules that decide what you can build, add or convert on your property. One idea on the table: making it easier to build accessory dwelling units (ADUs), like a backyard cottage or an apartment over the garage.

Why it matters to homeowners:
✔️ Zoning shapes additions, garages and in-law suites
✔️ It affects housing options and home values in your neighborhood
✔️ Changes are still being shaped, so your voice counts now

You’d never guess this is the same galley. 👀

This Dayton kitchen hadn’t changed in decades — dated cabinets, dark wood paneling, zero flow. We kept the footprint and rebuilt everything inside it: custom wood shaker cabinets, crisp white countertops, full white subway tile, stainless appliances end to end, an undermount sink, and refinished hardwood floors.

Same four walls. Completely different kitchen.

I Kitchen cabinets are about to cost a lot more — here’s the part most homeowners haven’t heard yet.

There’s already a 25% tariff on imported cabinets, and the rate is scheduled to double to 50% in January 2027.

Cabinets are the #1 line item in a kitchen — 30 to 40% of the budget — so a tariff hike hits them harder than anything else.

The good news: you can design around it. Go American-made to skip the import tariff, choose painted MDF doors (same look, and they beat Ohio humidity), and lock your pricing in writing before 2027.
