Fall is one of the best times to stain a wood deck around South Lamar. Milder days let the stain soak in and dry evenly, instead of flashing off in August heat.

Is your deck ready? Try the water test. Sprinkle some water on the boards. If it beads up, the old finish is still working. If it soaks in right away, the wood is thirsty.

Should you repair your deck or replace it? In Onion Creek, where many homes date back to the late 1970s and 80s, a lot of decks are reaching that question.

Repair makes sense when the problems are on top: a few cracked boards, a loose railing. Replacement is usually the safer call when the framing is soft, posts have shifted or the ledger is pulling away from the house.

- Walk the deck and feel for soft or springy boards.
- Push on the railings. They shouldn't move.
- Look for nails or screws working their way up.
- Check the stairs for loose treads.
- Look underneath where the deck meets the house for dark, crumbling wood.

"Do I need a permit for my deck?" In Circle C Ranch, the answer is usually yes.

The City of Austin only skips the permit for a small deck that meets every one of these: 200 square feet or less, no more than 30 inches above the ground, not attached to the house, not used as an exit, and outside a flood hazard area. Most decks miss at least one.

In Oak Hill, the rock usually shows up before the dirt runs out. Limestone sits a few inches under a lot of yards here, and that changes how we build a deck.

That's why we see the yard before we quote the deck. At the site visit, we look at the slope, where the rock starts, the oaks you want to keep, and where the deck meets the house. Pier holes in rock need the right bit, not a shovel, and we plan for that from the start.
