A rate per square metre is a useful place to start, but it was never the whole story.
According to MoneyHub's June 2026 guide, the national average sits at $3,245 per square metre, with the Bay of Plenty at $3,431. What those figures leave out is land, professional fees, GST, building consent costs and external works like driveways, landscaping and earthworks, which industry experts believe can add 30 to 50 per cent to the cost of the finished home.
Then there are the costs that only appear once you look at the site and the council. Resource consent, if the project needs it. Building consent fees, which each Building Consent Authority sets for itself. Development contributions, the charges councils set towards local infrastructure, which Tony notes can sit north of $50,000. And the consultants: geotechnical testing of the ground, a surveyor, structural and civil engineers and, for rural sites, on-site effluent treatment design (the wastewater system needed where there is no council sewer).
None of this is a reason to be put off. It's a reason to plan with the whole picture in front of you, and to share your real budget early so the design can be shaped around it.
