𝐁𝐄𝐅𝐎𝐑𝐄 𝐘𝐎𝐔 𝐒𝐓𝐀𝐑𝐓 𝐁𝐔𝐈𝐋𝐃𝐈𝐍𝐆, 𝐀𝐒𝐊 𝐘𝐎𝐔𝐑𝐒𝐄𝐋𝐅 𝐓𝐇𝐄𝐒𝐄 𝐐𝐔𝐄𝐒𝐓𝐈𝐎𝐍𝐒!🏗️

Let me ask you something…

If you were given ₦100 million today to build your dream house, would you immediately start buying blocks, cement, and iron rods? Or would you first sit down and plan how every naira would be spent?

The truth is, starting a building project without asking the right questions can turn your dream home into a financial nightmare.

Before you start building, here are 8 important questions every prospective homeowner should ask. 👇

𝟏. 𝐃𝐎 𝐈 𝐇𝐀𝐕𝐄 𝐀 𝐂𝐋𝐄𝐀𝐑 𝐏𝐋𝐀𝐍?

Do you have a proper architectural design that reflects your needs, family size, budget, and future plans?

Don't just tell a mason, “I want a four-bedroom bungalow.” What type of rooms? How many bathrooms? Where should the kitchen be? How will the building be ventilated?

A good building starts with proper planning, not just buying materials.

𝟐. 𝐇𝐀𝐕𝐄 𝐈 𝐄𝐍𝐆𝐀𝐆𝐄𝐃 𝐓𝐇𝐄 𝐑𝐈𝐆𝐇𝐓 𝐏𝐑𝐎𝐅𝐄𝐒𝐒𝐈𝐎𝐍𝐀𝐋𝐒?

Who is responsible for your architectural design? Who will handle the structural design? Who will supervise the construction?

For a safe and functional building, engage qualified professionals appropriate to your project. Architects, structural engineers, and other relevant specialists each have important responsibilities.

Remember, a good mason can build according to a design, but that doesn't automatically make the mason qualified to design every aspect of the building.

𝟑. 𝐈𝐒 𝐌𝐘 𝐁𝐔𝐃𝐆𝐄𝐓 𝐑𝐄𝐀𝐋𝐈𝐒𝐓𝐈𝐂?

Have you considered more than just blocks, cement, roofing sheets, and labour?

Your budget should account for foundation work, structural elements, finishes, plumbing, electrical installations, approvals, professional fees, transportation, and other relevant expenses.

Also, make provision for unexpected costs.

Don't start a project based on what your neighbour spent three years ago. Material prices, labour costs, location, soil conditions, and building specifications can differ significantly.

𝟒. 𝐃𝐎 𝐈 𝐔𝐍𝐃𝐄𝐑𝐒𝐓𝐀𝐍𝐃 𝐌𝐘 𝐋𝐀𝐍𝐃 𝐀𝐍𝐃 𝐒𝐎𝐈𝐋 𝐂𝐎𝐍𝐃𝐈𝐓𝐈𝐎𝐍𝐒?

Is your land on firm ground, a slope, a waterlogged area, or soil with poor bearing capacity?

These conditions can influence the foundation design and construction method.

Never assume that because your neighbour used pad foundations, you must use the same foundation.

The appropriate foundation depends on the building loads, ground conditions, and engineering assessment.

𝟓. 𝐃𝐎 𝐈 𝐇𝐀𝐕𝐄 𝐀𝐏𝐏𝐑𝐎𝐏𝐑𝐈𝐀𝐓𝐄 𝐒𝐓𝐑𝐔𝐂𝐓𝐔𝐑𝐀𝐋 𝐃𝐑𝐀𝐖𝐈𝐍𝐆𝐒?

This question becomes even more important when building a duplex, apartment block, or multi-storey structure.

How will the loads travel from the slabs to the beams, columns, foundations, and eventually the ground?

Are the structural members properly designed? Are the reinforcement details clear? Is the proposed foundation suitable?

These are not decisions to leave to guesswork. Structural design and detailing should be handled by a qualified structural engineer.

𝟔. 𝐖𝐇𝐎 𝐖𝐈𝐋𝐋 𝐒𝐔𝐏𝐄𝐑𝐕𝐈𝐒𝐄 𝐀𝐍𝐃 𝐂𝐇𝐄𝐂𝐊 𝐓𝐇𝐄 𝐐𝐔𝐀𝐋𝐈𝐓𝐘 𝐎𝐅 𝐖𝐎𝐑𝐊?

Who will confirm that the reinforcement is correctly placed before concrete is poured? Who will check the concrete quality, blockwork, alignment, and other critical construction activities?

Having drawings is important, but drawings alone cannot guarantee a safe building.

Proper site supervision, workmanship, material quality, and adherence to the approved design are equally important.

𝟕. 𝐇𝐀𝐕𝐄 𝐈 𝐎𝐁𝐓𝐀𝐈𝐍𝐄𝐃 𝐓𝐇𝐄 𝐍𝐄𝐂𝐄𝐒𝐒𝐀𝐑𝐘 𝐀𝐏𝐏𝐑𝐎𝐕𝐀𝐋𝐒?

Before construction begins, find out the applicable planning, building approval, and other regulatory requirements for your location.

Don't wait until you have spent millions before discovering that your project has approval problems or violates development requirements.

Proper preparation can help you avoid costly delays and disputes.

𝟖. 𝐀𝐌 𝐈 𝐁𝐔𝐈𝐋𝐃𝐈𝐍𝐆 𝐅𝐎𝐑 𝐓𝐎𝐃𝐀𝐘 𝐀𝐋𝐎𝐍𝐄 𝐎𝐑 𝐅𝐎𝐑 𝐓𝐇𝐄 𝐅𝐔𝐓𝐔𝐑𝐄?

Will your family grow? Might you need additional parking? Will an elderly parent live with you? Could you eventually want an extra room or a different use for part of the property?

Think about functionality, ventilation, natural lighting, accessibility, maintenance, and future needs.

A beautiful building is good, but a beautiful building that works for your lifestyle is even better.

𝐇𝐄𝐑𝐄 𝐈𝐒 𝐓𝐇𝐄 𝐁𝐈𝐆 𝐋𝐄𝐒𝐒𝐎𝐍:

Building successfully is not just about how much money you have. It is also about how well you plan, the quality of the decisions you make, and the professionals you engage.

You don't have to spend recklessly to build a good house. You need to spend wisely, plan properly, and avoid shortcuts that could cost you much more in the future.

We believe that every successful building project should begin with the right information and a proper plan.

𝐍𝐎𝐖, 𝐋𝐄𝐓 𝐌𝐄 𝐀𝐒𝐊 𝐘𝐎𝐔:

If you were about to start building your own house today, which of these eight questions would concern you the most?

Drop your answer in the comments: 1, 2, 3, 4, 5, 6, 7, or 8. 👇
