Architecture never begins with a blank page.

There is always something before us: a landscape, a history, a way of building, a climate, a culture. And there are the people who will inhabit what we create — with their own lives, personalities and aspirations.

Our work begins there.

Not to reproduce what already exists, nor to impose a signature upon it, but to understand it deeply enough to create something new.

Contemporary architecture can take unexpected directions. It can be bold, experimental, even radical. But for us, it should never be arbitrary.

It should have roots.

This is how we approach every project at Daimon Design: observing, interpreting, creating and designing together.

Because the architecture we value most could not simply belong anywhere.

It belongs exactly where it is.

France’s energy rating system doesn’t measure actual consumption. It calculates it — through a multiplier applied to electricity use.

That multiplier was 2.3.
Since January 1st 2026, it’s 1.9.

Same property. Same real consumption. Different energy class.

850,000 properties across France changed their DPE rating on January 1st 2026. No renovations. No investment. Just a regulatory update that most buyers — and many agents — still don’t know about.

If you negotiated a discount based on an F or G rating in 2024, check when your DPE was issued. It may already be outdated.

If you’re currently buying a property with a low energy rating, don’t sign before knowing the real class under the updated rules.

If you’re planning an expensive energy renovation based on a 2024 DPE, you may be sizing works around a problem that no longer exists.

The wrong DPE costs you. In both directions.

Natural materials are felt, not merely seen.

When we choose a material, we rarely choose only its appearance.

We experience it through touch, temperature, texture, sound, and even the way it ages over time.

A stone-effect surface may reproduce the image of stone.
A wood-look finish may reproduce the pattern of wood.

But architecture is not experienced through vision alone.

Research suggests that authentic natural materials engage multiple senses simultaneously, influencing comfort, perception, and our emotional connection to a place.

The difference is not only aesthetic.

It is sensory.

It is human.

A beautiful property can be a terrible investment.

Most buyers discover this only after the purchase.

Not because they made a bad decision.

Because they made a decision with incomplete information.

The first visit shows the view.

The photographs.

The atmosphere.

What it rarely shows are the constraints, the limitations, the hidden costs and the opportunities that will shape the future of the property.

Architecture starts long before design.

It starts with understanding what is really there.

Before you fall in love with a property, make sure you understand it.

One day, the world will come here for the Olympics.
Some people already come here to disappear.

At Daimon Design, we create hospitality and residential projects shaped around this feeling:
silence, landscape, slowness, and emotional connection to place.

We design alpine retreats where architecture does not dominate nature — it belongs to it.

Some places change the way time moves.

Not through spectacle,
but through silence, proportion, light, and presence.

Architecture is perhaps not about adding more.
But about removing everything that prevents us from feeling a place.

Some spaces are not designed to impress.
They are designed to slow time.

Architecture begins when noise disappears.

Most buyers searching for a RICS surveyor in France are actually searching for something else entirely.

They want to know if the property is worth what they’re paying. If the extension they’re imagining is actually possible. If there are constraints the agent didn’t mention. If the numbers make sense before they commit.

That’s not a survey. That’s a strategic reading of the asset — regulatory, structural, financial — before any capital is on the table.

That’s Step Zero.
