Vintage-Inspired Bathroom Update in Beavercreek:

This hallway bathroom update features a custom tile tub surround, composed of elongated wave-textured subway tile with a glass tile inlay. The tub is accented with dark oil rubbed bronze hardware. The vanity area has been outfitted with updated sink, counter, and hardware. The space is finished off with vintage-inspired edison bulb lighting and waterproof reclaimed-wood-style vinyl plank flooring.

Oversized Sliding Barn Door Build & Install in Dayton's Historic South Park:

To make use of this historic home's lofty 9 ft ceilings and taller than average doorways, this barn door towers at nearly 7 1/2 ft. tall, with a width of just over 3 1/2 ft.

Yes... it is absolutely as heavy as it looks... But, once installed, you can operate it easily, with one finger.

Reworking Historic Details is Downtown Dayton:

This turn of the century home in Dayton's historic South Park had undergone a renovation in the early 60s. We went in to modify a few key features back to more of a historic, age appropriate style.

On the fireplace, the original stone mantel was fully intact, minus a few small blemishes. But, over the years, it had been painted over multiple times, with the final exposed coat being a type of faux wood finish. We went over it with a simple flat black paint and matte finish clear coat.

Then the skirt/hearth was of concrete that had been painted gloss black. We scuffed the surface for adhesion and went over it with quarter to fifty-cent-piece sized river rock, to create a small feature to stand out against the new floor we were installing.

Next we moved over to the cased opening passing between the living area to the kitchen. During the 60s remodel, it had been redone into an art deco type shelving with a beadboard at the base. We kept the basic silhouette the same, but removed the multiple shelves. We put in one single shelf with a small ornamental rope edge, stained to match the wood windows in the home, and added a newel post. Then we traded out the beadboard for a custom built, single raised panel on each side, to give the whole piece a more historic look.

Full Master Bathroom Remodel in Beavercreek:

This master bathroom was the final phase in our recent 8-week Beavercreek project.

The space includes a custom built neo-angle corner shower, 62" Kennsington vanity in deep espresso with marble top of ivory-white and gray, and the matching over-sized 18" floor tile used in the kitchen and foyer area of the home.

The shower was done in a 9x12 rectangular variation of the tile used throughout the home, as well as features and accents of the glass tile that was used in the kitchen as the backsplash. We went with a contemporary frameless glass enclosure, for a seamless modern look, and all brushed nickel hardware.

The vanity piece and marble top are accented by a wide-set modern-profiled faucet, as well as a matching full-size mirror. We also modified wiring in the room to accommodate for the addition of sconces at the sides of the mirror.

Lastly, the room was finished with modern contoured brushed nickel towel bars and accessories.

Full Kitchen Remodel in Beavercreek:

This kitchen is part of a multi-phase project we are currently running in Beavercreek.

We started by removing all of the 50s-60s style plastic lighting and soffits that spanned the room, as well as the old cabinets counters and backsplash.

We went in with taller, ceiling-height cabinets, in a deep espresso finish. The area looking into the living room, which was once closed off by large overhead cabinets and spindles was opened up by by replacing the area with a breakfast bar. The room was tiled in large-scale 18" ceramic tile with veins of beiges, taupes, and browns, which spanned to the back patio door, as well as the laundry area and garage entry, behind the room. A glass tile backsplash was also installed as an accent to tie everything together. The new space was finished with stainless steel appliances and modern-style faucets and lighting to tie into the other fixtures throughout the home.

Custom-Built Mantel in Beavercreek:

This mantle was constructed piece by piece, using various profiles of finish-grade pine trim.

The design idea was to tie into the colonial style throughout the home. We wanted to use enough pieces and elements to create depth, but without going too overly ornamental.

The piece is scheduled to be painted next week.

Custom Oak Built-In Entertainment Center including Wall Modification in Beavercreek:

This built-in is finished in solid oak trim with the body crafted in cabinet-grade oak plywood. The unit is outfitted puck-lighting, cable/internet sources, and multiple power sources. We finished the piece in Traditional Pecan to tie into the floor and existing trim in the space. The unit stands at the full floor to ceiling height of 8' with a width of just over 4'. The wall to the left was first modified and space was borrowed from a closet behind the wall, to gain an extra 12-16" for the unit.

Exotic Hand-Scraped Acacia Hardwood Flooring in Oakwood:

This is the 3rd and final stage of our recent Oakwood project... the icing on the cake, if you will. Not for a lack of trying, but these photos cannot even do justice to just how visually stunning this floor really is, in person. It is a nail-down engineered hand-scraped Acacia in a To***co finish. (*Engineered flooring basically means that the top layer is real natural wood and the remaining plank is a plywood or similar, vs a fully hardwood floor, like traditional oak flooring, that is 100% solid, or a laminate floor that is fully synthetic and does not have any natural wood, even as the top layer. Engineered hardwood is especially common in more exotic species of wood.)

The vast range of wood tones and marbled grains are a huge part of what makes Acacia so eye-catching. There are portions of the lightest blonde, all the way to nearly black, and every shade of gold and brown in between. One plank may be fairly uniform in color, the next have almost a tiger-stripe grain, and another flow from light blonde to deep brown, in the single plank. It's almost like abstract art, when you see it span over a large area.

This is definitely one of the most gorgeous floors we've installed.

Custom Entertainment Center w/ Wine Storage & Dry Bar in Oakwood:

This custom build is Phase 2 of our continued project in Oakwood. The unit spans a total of 18 ft. across the rec room wall. The piece features a television area, equipped with power sources on each tier, media sources, and a hidden cord/cable chase connecting each level. Moving outward, each side unit contains 18" open shelving on the lower portions, with custom-built raw cedar wine racks on the uppers. Then, to the far right, a dry bar that includes a stainless steel framed glass door mini-fridge and plenty of open shelving. (*Also, in the next 2-3 weeks, the dry bar is being finished off with a granite bar top, as the final touch.)

Vintage Industrial Style Shelving Units in Oakwood:

These industrial shelving units are the first phase of a multi-phase project in Oakwood. Here, we fabricated 2 matching shelving units in Oil Rubbed Bronze 1" angle iron w/ deep-stained Kona pine shelving. Each piece towers at 7 feet tall and 5 feet wide.

Special thanks to Seth Ratliff, who we brought back in, to knock out the frame fabrication.

Custom Handcrafted Table Sets Available Made-to-Order at Heart on 5th:

We are happy and excited to be a part of The Oregon District's newly opened boutique, Heart on 5th. Heart is a curated mercantile that carries a number of locally made goods from local seamstresses and craftsmen, to unique small-batch and vintage items. The shop carries everything from locally printed shirts and women's clothing, to home goods and decor, to locally roasted coffee, all the way to furniture and lighting.

Dayton Interior is contributing custom made-to-order table sets to the collection. Currently, we are offering a High-Top Bistro style and a 6' or 8' "Farmhouse" style.

Each of the table styles can be ordered in 2 different base options:

Iron pipe: Pictured on the Bistro display, iron pipe furniture pieces have been growing rapidly in popularity. From shelving units, kitchen islands, lamps & lighting, to table sets, the heavily vintage-industrial look is getting a lot of attention. We are offering the iron pipe bases in 3 finishes: Matte Black (pictured), Oil Rubbed Bronze, and Iron.

Industrial-Inspired Wood: Pictured On the 6' Farmhouse display, we wanted our take on the wooden table bases to lean toward more of an industrial look than what is seen on many "farmhouse" style table sets. With the use of large exposed lag bolts and raw square stock lumber, the look and style draws inspiration from the massive wooden beams and trusses seen crossing many of the open ceilings of the Gem City's turn-of-the-century warehouses. We offer these bases in Matte Black (pictured), True White, and Vintage Ivory paint finishes, as well as the 6 stain and satin poly finishes, that are available for tabletops.

Wooden base tables start at 650 and iron pipe base tables start at 895. Both styles of table have options of adding stools and/or 1 or 2 benches. We are also arranging delivery options to be available for customers within a 60 minute radius of the store.

Please feel free to stop into Heart, next time you're in the Oregon District and browse around the store, or get a closer look at the display pieces, and various color options. Orders can be made directly from the store. We currently quote a 2-3 week turnaround. But pieces will often be completed in less time. For those who prefer instant gratification, the sets in the store are also available for purchase.

Adding Historic Detail to The Oregon District's Upcoming Storefront, Heart on 5th:

The last few weeks have been busy but exciting ones. We've been on 5th St. helping friends with renovations to their new space, Heart on 5th. Heart will be a curated mercantile composed of hand-selected new and vintage items as well as local handmade goods, ranging from clothing, t-shirts, baby clothes, handbags, accessories, lighting & furniture (which we will be contributing to), and numerous other small-batch items.

The location is right next to Bonnett's Book Store in the space many remember as Practice Yoga.

The project started with removing the partition wall, at the very front of the space, and hitting the non-brick walls with a fresh coat of gray paint. We left the exposed brick walls in their natural state. Next, we built an industrial style shelving unit, as well as some other displays. We then moved into some trim carpentry. We wanted the woodwork to have the historic character and style that the Oregon District is known for. The finish work started by adding a window transom and extended shelf/ledge above the back office wall. We finished up the project by rebuilding the front window seat to have a historic 3-panel design with some classic ornamental accents.

Heart is scheduled to open Friday Oct. 2. Come in and take a look, next time you're in the neighborhood.

Natural White Oak Hardwood Floor Finishing in Sugarcreek:

The floor of this newly renovated home office has been done in solid white oak tongue & groove hardwood. We went with no stain, for the tone, to let true natural beauty of the wood grain shine through. The hardwood is finished with a triple coat of satin poly, which softly enhances the golds and browns within the grain, highlighting the patterns throughout each plank.

Vintage Industrial Countertop/Shelving Unit:

This is a custom piece made for the kitchen update we wrapped up last week. Continuing in the vintage industrial style, the framework is done in 1" angle iron, finished in oil rubbed bronze. (*Special thanks to my old friend Seth Ratliff, who was brought in for the metal fabrication.) We then topped each level with 3 planks of distressed pine, stained deep espresso and triple coated in satin poly, to compliment the other woodwork in the update. Towel racks were added to each end of the unit as a final touch.

This piece came out looking like it was pulled straight out of a turn of the century workshop... and I have to admit... I kinda wanted to hold onto this one for myself...

Vintage Industrial Cased Wall Openings in Beavercreek:

This home, like most built in it's era, was lacking in the open feel that you see in most of today's dwellings. So, the idea here was to open up the area between the kitchen, dining, and living room.

We wanted to leave room on each wall for shelving and counters in the kitchen (coming soon...), so cased openings were the perfect answer. The smaller of the windows was fairly straight forward. The larger was significantly more involved. It was a double-width wall, which housed 3 HVAC ducts for the second floor. Each of the ducts, as well as a few wires, had to be re-routed. This made for a little drywall work, on the living room side.

When it came to finishing the openings, the homeowners wanted a vintage industrial look. We went for traditional fluted trim with rosette corners. The base of each window is a moderately distressed pine, finished in a deep espresso brown, triple coated with satin poly. We finished the project with custom made minimalist industrial lighting for each opening, as well as above the sink. The lights incorporate the same distressed pine for each base, vintage style black and natural beige twisted cloth covered wire, traditional style oil rubbed bronze sockets, and 40 watt Edison bulbs.

Laminate Hardwood Flooring in Vandalia:

This flooring update completely transformed the whole living area of this open floor plan Vandalia home. We started by pulling out the dated mid-90s beige carpeting. With the homeowners, we were fairly quickly were able to narrow down the new flooring options to one laminate and one engineered hardwood option. In a home with 2 small children and 3 dogs, we ended up moving forward with the laminate, for the increased durability against scratching and wear & tear.

The wide planks are a dark-toned Golden Acacia, which nicely compliments the kitchen cabinets and other furnishing in the area.

The new floor modernized the entire living area, as well as bringing a much warmer feel to the space.
