[11/06/16]   Downsizing Tips.....from the Suburbs to a City....

Tips on getting organized and downsizing your belongings in preparation to move from the suburbs to the city.
Moving to a condo, high-rise apartment, or other metropolitan-area home is a big step. Maybe you’re just starting your career and want to find your place in the big city. Perhaps you’ve been transferred for work and have to find a way to fit your entire family in half the space. You might even be retiring and hoping to enjoy a faster-paced, more activity-filled lifestyle. Whatever the reason, chances are you’ll have to give up space in order to access city amenities.

There’s no question that urban real estate tends to be more expensive than suburban real estate, which means you won’t get quite as much square footage for your money. No matter what your reason for making the transition, now is your opportunity to downsize and streamline your life.

Less Space = Less Maintenance

One of the nicest things about downsizing to a city is how much everyday maintenance you can give up. Chances are you’ll have a smaller yard (if you have one at all), and that your home won’t be quite as spacious. Equally likely is that the amenities you want to access (things like home gyms, rec rooms, etc.) will be shared and maintained by an apartment or condo building. Things like heating bills drop, and shared utilities be less of a burden.

Look at this as an opportunity to spend less time taking care of your home and more time taking care of yourself, and the downsizing won’t feel as difficult.

Streamlining Your Stuff

Of course, in order to fit into that new, chic space, you’ll have to pare down your belongings. You’re likely to have fewer guest rooms, less space for a dining table, and that garage where you store all your stuff? Forget about it. If you’re an empty nester, now is the time to see if your adult kids want furniture and childhood belongings. Set a deadline for them to decide what they want and when to come and get it, then sell or donate after the deadlines have passed.

Some families decide to get rid of almost all their furniture and non-essentials in order to start fresh. Others pick and choose to determine which items are the most valuable (sentimentally speaking), so that nothing important is left behind. If you’re feeling anxious about letting go, you can always rent out a storage space for those pieces that won’t fit in the new condo but that you aren’t ready to say goodbye to yet. That way, you can always come back and decide whether or not to keep them once you have more distance.

Get Creative with Storage

One of the biggest challenges of transitioning to a smaller space is dealing with less storage. Closets are smaller and harder to come by in urban spaces, and basements and attics are a thing of the past.

Before you move into your new home, consider hiring a storage specialist or doing your own research into creative shelving solutions. There are so many “storage hacks” these days that you might be surprised what people come up with. Under-bed storage, shelves in unique places, hanging anything and everything you can… you’ll want to use every spare inch you can.

Practice the Art of Less

Of course, the best thing you can do is come up with a new, less cluttered way of living. Since you’ll be in the middle of a city, you can have groceries delivered instead of stocking up on warehouse-sized quantities of goods. You can start reading e-books instead of physical books. You can also rotate your wardrobe seasonally, keeping the rest in storage until items are needed.

De-cluttering experts also suggest practicing the art of “don’t put things down; put them away.” By getting in the habit of living a simpler, more conscious lifestyle, you can enjoy all the perks of city living even if you’re surrounded by less stuff while you do it.

The teacher of the earth science class was lecturing on map reading.

After explaining about latitude, longitude, degrees, and minutes the teacher asked, "Suppose I asked you to meet me for lunch at 23 degrees, 4 minutes north latitude and 45 degrees, 15 minutes east longitude . . .?"

After a confused silence, a voice volunteered, "I guess you'd be eating alone."

Dear Lord

So far this year I've done well.

I haven't gossiped, I haven't lost my temper, I haven't been greedy, grumpy, nasty, selfish, or overindulgent. I'm very thankful for that. But in a few minutes, Lord, I'm going to get out of bed, and from then on I'm probably going to need a lot more help.

Dieting - New Year Resolutions

2009: I will get my weight down below 180 pounds.
2010: I will follow my new diet religiously until I get below 200 pounds.
2011: I will develop a realistic attitude about my weight.
2012: I will work out 3 days a week.
2013: I will try to drive past a gym at least once a week.

[12/13/13]   Joke of the week......For our special friends…

I would like to share a personal experience with you all about drinking and driving after a "social session" with friends.

Well, this past Saturday, I was out on a post-Thanksgiving evening with long-lost friends. I had a few cocktails, followed by a handful of glasses of vintage red wine. Despite the jolliness, I still had the sense to know that I was over the limit. That's when I decided to do what I have never done before: I took a cab home.

Sure enough, there was a police road block on the freeway but, since it was a cab, they waved it past. I arrived home safely without incident. This was a both a great relief and surprise because I had never driven a cab before. I don't even know where I got it from and, now that it is in my garage, I don't know what the hell to do with it!!!

But seriously, from everyone at Kettering Moving & Storage, we wish everyone a safe and Happy Holiday Season!!

[12/03/13]   JOKE OF THE WEEK.....A woman is paying for some purchases at Macy’s. As she reaches for her card, a TV remote control falls out of her purse. The sales clerk asks, “Do you always carry your TV remote?” “No.” the woman says, “But my husband refused to come shopping with me today. I figured this was a great way to pay him back.” .....Have a great rest of the week!!!!

[10/16/13]   Joke of the Week...(Not for the Squeamish) Doctor Qualities...

First year students at Medical School were receiving Their first anatomy class with a real dead human body.
They all gathered around the surgery table with the body covered with a white sheet. The professor started the class by telling them, "In medicine,it is necessary to have two important qualities as a doctor. The first is that you should not be disgusted by anything involving the human body."

The Professor pulled back the sheet, stuck his finger in the a**s of the co**se, withdrew it and stuck it in his mouth.

"Go ahead and do the same thing," he told his students. The students initially freaked out, hesitated for several minutes, but eventually
took turns sticking a finger in the a**s of the co**se and sucking on it.

When everyone finished, the Professor looked at the class and told them,
"The second most important quality is observation. I stuck in my middle finger but sucked on my index finger. Now learn to pay attention!"

[10/09/13]   Joke of the week.....Reaching the end of a job interview, the human resources person asked a young engineer fresh out of MIT, "And what starting salary were you looking for?"

The engineer said, "In the neighborhood of $125,000 a year, depending on the benefits package."

The interviewer said, "Well, what would you say to a five-week vacation, 14 paid holidays, full medical and dental, company matching your retirement fund to 50% of your salary, and a company car leased every two years, say, a red Corvette?"

The young engineer sat up straight and said, "Wow! Are you kidding?"

The interviewer replied, "Yeah, but you started it."

Looks like Dayton is a good place to invest in the real estate market.

Dayton landed on a list of the top 25 residential real estate investment markets.

The city ranked No. 22 on the list, compiled by OwnAmerica using an algorithm that examines demand, price, net yield and economic development trends in the city.

Dayton’s appearance on the list solidifies it as a strong city to invest in for long-term returns with low risk.

The study gave the best rankings to cities whose performance was most sustainable and predictable in the last few decades for drawing buyers to the market, home price appreciation, strong rent yield, and ability to capture opportunities in economic development.

Other Ohio cities also made the list including Cincinnati at No. 7 and Cleveland, which squeaked on at No. 25.

Charleston, W.Va. ranked No. 1 on the list.

Dayton Area Home Sales for January

Sales activity of single-family homes and condominiums, as reported by the Dayton Area Board of REALTORS®, showed impressive totals to begin 2013, continuing the positive pace seen during 2012. 717 transactions were reported to the Multiple Listing Service in January, compared to just 577 a year earlier, a 24.2% increase. These were the most January sales since 2007.

A cumulative sales volume of over $78.3 million was a 39% jump in a year-over-year comparison. These figures translated into an average sale price for January of $109,221 and a median sale price of $89,900, improvements of 12% and 18%, respectively, compared to January 2012.

The percentage of list/sale price also increased from 93% last January to 94.6% this January. Additionally, entries of single-family homes and condominiums during the first month of 2013 rose 3.4% compared to last year.

The overall total of active listings for sale in the MLS inventory at month’s end stood at 6,143, a 1,021 unit or 14.2% decline compared to the inventory at same point in time in 2012. This continued a trend of declining inventory numbers spanning the last year and half, which correlated to a rise in average sale prices.

A lady was walking down the street to work and she saw a parrot on a perch in front of a pet store.

The parrot said to her, "Hey lady, you are really ugly." Well, the lady is furious!

She stormed past the store to her work.

On the way home she saw the same parrot and it said to her, "Hey lady, you are really ugly." She was incredibly ticked now.

The next day the same parrot again said to her, "Hey lady, you are really ugly."

The lady was so ticked that she went into the store and warned she would sue the store and kill the bird. The store manager replied profusely and promised he would make sure the parrot didn't say it again.

When the lady walked past the store that day after work the parrot called to her, "Hey lady."

She paused and said,"Yes?"

The bird said, "You know."
