🏡✨ OFFER OUT! ✨🏡

Some homes just feel right from the very beginning.

My buyers had their eyes on this one the moment it hit the market, and after seeing it in person, they knew it was everything they had been hoping for!

Tonight, we officially submitted their offer!

There’s something incredibly special about helping first-time homebuyers take that leap toward homeownership, especially a military family ready to put down roots and create a place to call their own.

Now comes the anticipation, crossed fingers, and hopes for good news!

Here’s to turning “THE ONE” into “OUR HOME!” 🥂

FRIDAY FAVORITES

MY FAVORITE KIND OF HOUSE HUNTING THIS WEEK? THE DECORATED ONES. 🎃🏡

Forget square footage.

Forget countertops.

Forget school districts.

This weekend, I am judging houses on one thing only:

How committed are you to Halloween?

Give me the giant skeleton.

The ridiculous inflatable.

The porch completely covered in pumpkins.

The house with so many spiderwebs that somebody absolutely had to climb a ladder and make several questionable decisions.

The family that clearly said:

“We’re not doing a lot this year.”

…and then somehow ended up with a full haunted production in the front yard.

I LOVE driving through Hampton Roads this time of year and seeing how creative people get with their homes.

Some are cute.

Some are creepy.

Some are completely unhinged.

And honestly?

Those are usually my favorites.

There’s just something about a neighborhood where people decorate, kids are running around, porch lights are on, and everybody gets into it a little.

It’s one of those small things that makes a neighborhood feel alive.

So tonight or this weekend?

Take the long way home.

Drive through a few neighborhoods.

And find the house that clearly said:

“Subtlety is not our vibe.” 😂🎃

What’s the BEST Halloween house you’ve seen around Hampton Roads this year?

AMY’S PCS PLAYBOOK

YOUR PCS “MUST-HAVE” LIST SHOULD INCLUDE THE BORING STUFF.

Before a move, everybody has the house list.

Four bedrooms.

Big kitchen.

Garage.

Nice backyard.

Maybe a soaking tub if we’re feeling fancy. 😂

But after more than 30 years of military moves, I’d argue that some of the most important things on your list are the ones nobody gets excited about.

Where does the dog go out at 5:30 in the morning?

Where are you putting the trash cans?

Can two cars actually fit in that driveway?

Where does all the military gear go?

Is there enough storage for the stuff you’re absolutely not getting rid of?

Can groceries make it from the car to the kitchen without becoming a CrossFit workout?

Where are the kids dropping backpacks, shoes and everything else they swear they’ll put away later? 😂

And if somebody works weird hours…

Can the rest of the house function without waking them up?

That gorgeous kitchen matters.

But so does how the house works on a completely ordinary Tuesday.

A PCS can make it really tempting to choose the home that gives you the biggest WOW during a showing.

I’d rather help you find the one that makes everyday life easier after the excitement wears off.

Because eventually the boxes disappear.

The newness wears off.

And that beautiful house becomes the place where you actually have to live.

So when you make your PCS wish list, absolutely put the fun stuff on it.

Just leave room for the boring stuff too.

The best house isn’t always the one that photographs the best.

Sometimes it’s the one that simply works best for your family. ❤️

WHAT LOCALS KNOW WEDNESDAY

HALLOWEEN WEEKEND IN HAMPTON ROADS IS NOT JUST ABOUT TRICK-OR-TREATING. 🎃

If you’re new to Hampton Roads, you'll quickly figure out that we turn anything into an event.

And Halloween weekend is no exception.

You can do spooky.

You can do family-friendly.

You can do a festival.

You can do a race.

You can take the kids trick-or-treating somewhere that doesn't involve walking your entire neighborhood and carrying everybody’s candy by the end of the night.
A few things happening around the area:

🎃 Norfolk is already kicking things off tonight with several fall and Halloween events at its community centers, including the Halloween Carnival, Crossroads Fall Festival, and Bayview Fall Festival.

🏃‍♀️ Virginia Beach has the Wicked 10K on Saturday, October 31 — costumes, spooky entertainment, and a finish at the Boardwalk.

👻 Chesapeake Public Library has Halloween activities happening Saturday, including trick-or-treating at Central and Major Hillard libraries, plus other spooky programs throughout the day.

And that’s one of my favorite things about living here:

There is almost always something happening somewhere in Hampton Roads.

You just have to decide what kind of weekend you’re in the mood for.

So tell me —

Are you a pumpkin-patch-and-fall-festival person…
or are we going FULL HALLOWEEN? 😂🎃👻

PROPERTY MANAGEMENT PRO TIP TUESDAY

A GREAT CONVERSATION ISN’T A TENANT SCREENING.

Sometimes an applicant is wonderful on the phone.

They’re friendly.

They love the property.

They tell you how beautifully they’ll take care of it.

They have the perfect move-in date.

And you immediately think:

“They’d be a great tenant.”

Maybe they will be.

But that’s not how the decision should be made.

Good property management means having consistent written qualification criteria and applying those standards to every applicant — not choosing based on who gives you the best feeling.

Income verification.

Rental history.

Credit criteria.

Background information when permitted and applicable.

Required documentation.

And the same screening process for everyone.

Because the goal isn’t to find the person you like the most.

It’s to identify a qualified applicant based on objective, consistently applied standards.

That protects the property.

It helps protect the owner.

And just as importantly, it helps create a fair and defensible process for applicants.

Gut instinct can tell you to pay attention.

It shouldn’t be your screening policy.

Professional property management takes the emotion out of a decision that can affect an investment for the next 12 months — or longer.

Because someone can be incredibly nice…

and still not meet the established rental criteria.

And someone who isn’t especially chatty?

May be an absolutely fantastic tenant. 😉

That is why I screen the application.
Not the personality.

# # BUYER MYTH MONDAY
# # # **A “BUYER’S MARKET” DOESN’T MEAN EVERY HOME COMES WITH A DISCOUNT.**

A buyer’s market can create more opportunity.

But that doesn’t mean every seller is going to slash the price, accept a low offer, or automatically agree to every request.

The better way to look at it?

**Buyers may have more options — and more room to negotiate.**

That can mean:

- more inventory to choose from
- more time to think before making a decision
- less pressure to compete immediately
- opportunities to negotiate price
- seller-paid closing costs
- repairs
- rate-buydown contributions
- closing dates and other terms

And sometimes?

The opportunity isn’t even in the price.

A seller may hold firm on the number but agree to concessions that make a meaningful difference to the buyer.

That’s why I don’t love the idea that a buyer’s market means:

**“Offer low and see what happens.”**

The better strategy is:

**Know where you actually have leverage — and use it wisely.**

Well-priced homes can still move quickly.

Desirable homes can still attract multiple buyers.

And some sellers will still be firm.

But buyers may have something they haven’t had nearly enough of in recent years:

**breathing room.**

More choices.

More negotiating power.

More time to make a smart decision.

So if you’ve been waiting because you assumed today’s market doesn’t offer buyers much opportunity…

It may be worth taking another look.

Because a buyer’s market doesn’t guarantee a discount.

**It can give you something better: options.**

SELLER SATURDAY

IF YOUR HOUSE IS HARD TO SHOW, IT’S HARDER TO SELL.

This is one of those things sellers don’t always think about.

You can have the right price.

Great photos.

A beautiful house.

A strong listing.

But if buyers can’t actually get in to see it?

That becomes a problem.

Because buyers usually aren’t looking at just one house.

They may have five, six, eight homes scheduled in one afternoon.

And if your home requires:

Three days’ notice.

A tiny showing window.

No evenings.

No weekends.

Or multiple hoops just to get through the front door…

They may simply move on to the house that’s easier to see.

That doesn’t mean sellers should have zero boundaries.

Of course not.

People still live in these homes.

Families have schedules.

Pets need to be managed.

Work happens.

Life happens.

But once your home is actively for sale, access becomes part of the marketing strategy.

The goal is to make showing the property as easy and reasonable as possible.

Because sometimes the buyer who would have loved your house…

never gets far enough to find out.

You can’t sell what buyers can’t see.

AMY’S PCS PLAYBOOK

**DON’T SPEND YOUR WHOLE HOUSE-HUNTING TRIP LOOKING AT HOUSES.**

I know. That sounds completely backward.

You’ve got limited time.

A list of homes.

Appointments stacked back-to-back.

And the pressure of knowing you may need to make a decision before you leave.

So naturally, the instinct is:

**SEE. ALL. THE. HOUSES.**

But if you’re moving to an area you don’t know yet, I want you to leave some room in that schedule for something just as important:

**Go live there for a minute.**

Drive through the neighborhood when you’re *not* headed to a showing.

Find the grocery store.

Grab dinner nearby.

See where you’d get coffee.

Drive past the school, park, gym, daycare or whatever matters to your actual family.

Pay attention to what’s around you.

And ask yourself:

**Can I picture our regular Tuesday happening here?**

Because during a PCS, it’s really easy to choose a house based on bedrooms, bathrooms, square footage and how pretty the kitchen is.

But you’re not just choosing a house.

You’re choosing where your family is going to start building a life in a place that may still feel completely unfamiliar.

After decades of military moves, that’s something I think gets overlooked:

**The house matters.
But the life around the house matters too.**

So yes, let’s tour the homes.

Let’s see as many good possibilities as we reasonably can.

But somewhere between Showing #6 and Showing #7?

Go get lunch.

Drive around.

Look out the window.

And let yourself actually experience the place you’re considering calling home.

**A PCS house-hunting trip shouldn’t only answer, “Do I like this house?”**

It should also help answer:

**“Can I see us living here?”**

WHAT LOCALS KNOW WEDNESDAY

THIS WEEKEND IS PEAK FALL-IN-HAMPTON-ROADS ENERGY. 🍂

If you’ve been waiting for a weekend that actually feels like fall around here…

October 24–25 understood the assignment. 😂

You’ve got pumpkin patches, harvest festivals, local markets, Halloween events, farms, live music, and plenty of reasons to get out of the house.

A few I’d put on the radar:
- Hunt Club Farm Harvest Fair – Virginia Beach: pumpkins, hayrides, petting farm, TreeWalk Adventure and all the classic fall-farm stuff. Virginia Beach, VA
- Rose Hill Heritage Farm Fall Festival – Suffolk: Saturday from 10–4 with a sunflower maze, pumpkins, family activities and Highland cows this weekend. Visit Suffolk Virginia
- Fall Market on the Farm – Suffolk: Saturday from 9–3 at Little Acre Farm with local artisans, animals, food and music. Visit Suffolk Virginia
- Halloween Harvest Festival at the Chrysler Museum – Norfolk: Sunday, 11–3, with performances, art-making, scavenger hunts and costumes — and it’s free. Visit Norwich
- Waterway Market at Great Bridge Village – Chesapeake: Sunday from 11–2 at Battlefield Park South, right along the Intracoastal Waterway. City of Chesapeake
And if you’re a military family, the Armed Services YMCA Military Family Fall Festival & Resource Fair is also Sunday at the Virginia Beach Convention Center. Virginia Beach, VA

This is one of my favorite things about fall in Hampton Roads:

You can do the farm-and-pumpkin thing in the morning…

hit a waterfront market in the afternoon…
and still be home before dark.

So if someone tells you there’s nothing to do here?

They’re doing Hampton Roads wrong.

What’s on YOUR weekend list? Share in comments!! 🍁
