Three season or four season room — which one are you actually buying?

The names sound similar. The products are not. One costs roughly half the other. One is unusable in Houston July.

New guide breaks it down:
• What each type actually is (walls, roof, HVAC)
• How the cost difference between the two tiers breaks down
• The honest answer on summer use for a three-season room
• When upgrading to four-season actually pays off
• Decision checklist by use case

Sunroom quotes come back wildly far apart, and there's a reason.

"Sunroom" covers at least three different products — screen room, three-season, four-season — and each is built to a different standard. New write-up breaks down what each one actually is, so when you compare quotes, you're comparing the same thing.

Inside:
• What separates a screen room, a three-season and a four-season room
• Size and shape math (hint: it's not linear)
• The foundation question most quotes dodge
• The red flags to watch for when a quote comes in low

A pergola is shade. It is not a roof. Worth knowing before you order one.

Open slats break up the sun and cut the heat on the patio. Rain still comes through. People sometimes picture sitting out under one in a storm, and that isn't what it does.

If you want to be out there in the rain, that's a patio cover. If you want the sun knocked down and the space to stay open overhead, a pergola is the right call, and it's the better-looking of the two in most yards in Katy.

Ours are aluminum. No sealing, no rot, no refinishing. Limited lifetime warranty on the frame, five years on labor.

Happy to walk the yard and tell you which one fits.

Most HOA rejections aren't about the structure. They're about the packet.

A hand-drawn sketch on notebook paper gets sent back. So does a brochure photo with no dimensions. What an architectural committee in Sugar Land actually wants is a plot plan showing where it sits on the lot, elevations with real dimensions, the color and finish, and the engineering.

We put that packet together as part of the job. Same drawings the city wants for the permit, so nothing gets done twice.

It's the quiet step that decides how smoothly the rest of it goes.

Here's what goes in one:

The first cool front came through and the back yard is worth sitting in again.

That window doesn't last long here. A few weeks between the heat breaking and the holidays, and that's your outdoor season on the Gulf Coast.

The thing that ruins it isn't the temperature. It's the mosquitoes. They don't quit when the heat does. Mild and damp is their best weather of the year.

A screen room in Pearland fixes that without closing the yard off. Aluminum frame, Phifer screen, and you get the breeze without the bites.

We only use Phifer. The frame carries a limited lifetime warranty, and every job we do carries five years on labor.

Free estimates if you want to use the rest of the fall.

"How much does a screen porch cost in Texas?"

Honest answer: $25 to $80 per square foot, built to code. The gap comes from four things most quotes don't line-item.

New write-up covers:
• The real $8–$120/sq ft range and where each tier lives
• Attached vs. freestanding (the single biggest cost delta)
• Three hidden line items: foundation, roof, electrical
• What Gulf Coast engineering actually adds — and saves

"Pool cage" or "pool enclosure" — which one are you actually buying?

In Florida they call them pool cages. In Texas we call them pool screen enclosures. Same structure, different name. But the engineering is NOT the same — and that's where most comparison-shopping Texans get burned.

New write-up covers:
• The real Florida vs. Texas terminology split
• Why Florida pool cage plans don't pass Texas inspection
• Cost comparison (Texas is often higher — here's why)
• What aluminum grade, fasteners, and screen type to insist on for Gulf Coast conditions
• The decision tree: pool cage, full enclosure, or glass room?

Garage screens are the thing nobody calls and asks for by name.

Think about what a garage already is. A slab, a roof, and a door you can open all the way. What it doesn't have is anything keeping the bugs, the leaves, and the neighborhood cat out while that door is up.

Screen the opening and the bay turns into usable space. A shop you can work in with the door open. Somewhere the kids can be. A place to sit when it's raining and you still want to be outside.

We measure the opening and install the screen to fit it. Your garage door still works exactly the way it did.

Our labor carries a five-year warranty, same as everything else we do.

Sometimes the porch is already there.

This one came to us finished — roof on, ceiling stained, columns painted, slab poured. The homeowner didn't need a structure. They needed it closed in.

So that's all we touched. Aluminum frames set into the existing bays between the columns, screen panels, and a screen door at the end of the run.

The frames are aluminum for a reason. It's the only thing that holds the spline right, and the spline is what keeps the screen tight.

It's the least invasive project we do, and most people don't know it's an option.

The aluminum frame carries a limited lifetime warranty. Every job carries five years on labor.

This one was down in Port Lavaca, a fair way past our usual run. Got a covered porch sitting open around Houston or Brazoria County? Easy conversation. Free estimates.

Why do pool enclosure quotes in Houston range from $10,000 to $70,000+?

The gap is real, and it comes down to five things: size, roof style, aluminum grade, screen type, and whether the builder is actually spec’ing for Gulf Coast wind — or just for a quiet backyard.

After a season of homeowner questions, we put together an honest 2026 cost guide — the one we wish existed when customers come to us already confused by three wildly different quotes.

Inside:

The five factors that move a build from $10K toward $70K+
Flat vs. gable vs. mansard vs. dome roof styles (and which fits your yard)
Six questions worth asking any Gulf Coast contractor before you sign
What the TDI windstorm catastrophe area actually requires in Brazoria, Galveston, and east Harris County
The warranty traps most homeowners don’t catch until it’s too late

No sales pitch, no gimmicks. Just what we tell our own customers.
